The home has conserved its unsophisticated but very rural French atmosphere that people dream of but rarely find. For those who crave a peaceful retreat with large grounds, private swimming pool and views this could be perfect! The owners have recently furnished the house throughout with new furniture and equipment. It is situated on a hillside, within its own 10 acres of Oak woods, with views overlooking the rolling countryside and a local chateau. The property is approached by a long private rural track opening out to a parking area. With no immediate neighbours no-one passes the property, and the track ends at the house. The owners do not live on-site, and you will have unrestricted private use of the house, pool and grounds.
The nearest town of Montcuq is about 5kms away with shops, bars/ cafes and a wonderful Sunday morning market for all your fresh produce, meats, cheeses, fish and vegetables for those BBQ nights. For the energetic there are tennis courts here and a magnificent leisure lake with beach area. Cahors is approx 45 minutes drive and has all the facilities you would expect in a large town.
When you arrive at La Roc it is surrounded by grass and woodland. It has a separate large open-ended barn with large terrace area. There is a new gas BBQ, gas cooker, fridge, dining set for 6, a cast-iron fire-pit & beanbags and additional tables and chairs. Steps lead down to the swimming pool area. The south-facing swimming pool is completely private, measures 12m X 6m, and has lovely views towards the hills and is surrounded by woodland. The pool and house enjoy unrestricted sun from mid-morning onwards, all day long. The pool is fitted with an alarm and there is a paved terrace all around it. There are solar lights around the pool, sun loungers and parasols. A swing-ball set is available in the barn area. In the garden there are several areas for the additional tables and chairs, such as under the walnut tree to take in the sunset and views down the valley to the chateaux and beyond.
Entrance into the house is through the kitchen/ breakfast area. The kitchen has a gas cooker, microwave, fridge, kettle, and a new De Longhi coffee bean machine. Seating for 4 is at a small table and chairs. There is a fridge-freezer and washing machine in the utility room next to this, and a pantry room for storage.
From the kitchen it opens into a very large open sitting room and dining area. The dining area has a table, a bench and chairs to seat up to 6 people. The sitting area has two sets of French doors opening onto the garden.
The sitting room has a centralized magnificent fireplace and two comfy sofas and armchairs. There is a small TV with blue ray player and a good amount of films. There is a growing library of books. There is also a large music collection stored on a hard disc player (700+albums) linked to the stereo.WiFi is available at the house but neither Kingfisher nor the owners are liable for any loss or interruption (such as storms etc.) of the service.
To the other side of the kitchen there are 3 bedrooms and 3 shower/ bath rooms. Bedroom 1 has a double bed, with access to its own bathroom with WC, basin, bath and shower attachment. Bedroom 2 has two single beds and access to its own shower room with walk-in shower, basin & WC. Bedroom 3 has a double bed with an en-suite bathroom, which has a walk- in shower, WC, bath and basin.Linen is included but please bring your swimming pool towels. Additional cleaning can be negotiated privately for longer stays if required.
The large 10 acre grounds are heaven for enjoying walks and there are many spots to enjoy the sunsets. It is a great base to explore the countryside. There are often red squirrels in the trees, and small deer in the fields and an abundance of bird life and butterflies to see. From the front door you can take the track up through the oak forest to the plateau through mixed farmlands by the excellent track to the Chemin de St Jacques and into Montcuq

La Roc is a charming rural farmhouse with plenty of outside space. This is a truly wonderful and enchanting property. It has absolutely everything one could wish for – and more. As soon as we turned into the drive and followed the butterflies up to the house with its pretty blue shutters, I knew we were in for a treat! Idyllic location with fantastic facilities. We have been holidaying in France for over 20 years, and in South West France for the last 10 years, and believe that “La Roc de Lapalue” is one of the best properties (if not the best) we have ever stayed in. The house itself is furnished to a very high standard and the owners seem to have thought of their guests’ every need. We loved the amazing coffee machine! The poolside barn with lots of comfy seating, kitchen area and gas BBQ was also excellent. It was extremely hot weather whilst we were there and it was fabulous to be able to retreat to a shady area yet stay near the pool.
We like to go to a different property each year, but if we were going to return to one, it would be La Roc. Mr & Mrs J.W. Glossop
