Railles is a quaint Quercy stone house set in peaceful, pretty countryside. It has a large garden and open views across surrounding farmland. The property has a long private drive and is close to several villages with shops including Bourg de Visa, Montaigu de Quercy and Beauville.

Typical of houses in this region, it has stone steps leading up to the sitting room. This has comfortable seating and a door into the kitchen/dining room. The farmhouse kitchen has large wooden table and chairs and an attractive wood burner and a small kitchen area with gas cooker, dishwasher, coffee maker, fridge, kettle and sink.

Internal stone stairs, which can be closed off by lowering a false floor, lead from the sitting room down to the ground floor bathroom below. For security, especially for small children, it is recommended that the false floor should be closed as it is more private and there is a gap between the top of the stairs and the sitting room floor. There are external doors, from the garden, into the bathroom and each of the two bedrooms on the ground floor.

Downstairs is Bedroom (1), which has exposed stone walls and a double Bed and access through the utility room to the bathroom. Bedroom (2), which has 2 single beds, has an external door beside the external door into bedroom 1 and no direct access into the house. The large Bathroom has a Bath, Bidet, basin & WC and the utility room has a washing machine, iron and ironing board.

In front of the house is a sheltered garden surrounded by mature hedging and trees through which is a gap leading out to a further large garden area and the Swimming Pool. The pool is 11 x 5 metres with Roman steps. The Owners live in an adjoining house with a separate area of garden on the far side of the property. The pool is for the exclusive use of tenants. Reillas is almost completely private and separate from the Owners who fully appreciate that tenants require privacy. Good pool furniture and BBQ.

There is no telephone (mobiles should work and tenants can use the Owners phone in urgent cases) and only French TV. Linen for Hire.
