The property is set in large picturesque gardens with a lake and a swimming pool. It is on the outskirts of the attractive arcaded Bastide town of Monflanquin, in rural countryside and yet only 1 km from the town. There is a weekly market and some very nice restaurants, shops and a supermarket. The area is steeped in history having been part of the battlefield of the Hundred Years War. Many of the castles, villages and towns were built by the English, Aquitaine being British in the 13th Century following the marriage of Eleanor of Aquitane to Henry II.

The entrance opens to a large dining/kitchen area, and sitting room with French doors out to a terrace. The property was recently renovated and the kitchen is well equipped with a dishwasher, electric cooker, gas hob, fridge/freezer, microwave, washing machine and kettle. The dining area has a large table and the sitting room has a large open fireplace, comfortable seating and satellite TV, (English free to air channels), a video and DVD player. On this floor is a bathroom with a corner bath and vanity unit, WC and Bedroom (1) with twin beds.

Upstairs is Bedroom (2) with double bed and en-suite shower room with shower, vanity unit and WC. Bedroom (3) has Bunk beds and Bedroom (4) has a small double (or large single) bed. There is a shower room and separate WC. The linen is for hire (duvets with a mix of rectangular English and square French pillows.

Through the French doors there is a part covered terrace, with views to the lake. On the other side of the house is the 11 x 5m swimming pool with roman steps. There are large lawns and fruit trees in the garden.

Behind the house is a delightful 1 bedroom cottage, which was once the old Prune oven. This has now been converted into comfortable accommodation for 2 people. It has a well equipped kitchen area with a range cooker, fridge/freezer, microwave, washing machine and kettle and sitting room/Bedroom (double bed) with comfortable seating, satellite TV, dining table and chairs. There is a separate bathroom with a bath, overhead shower, basin and WC.

The Owners live in an adjoining house (facing the lake and away from the main house, the cottage (Pruneau) and the pool area and respect tenants privacy and private use of the pool.
