The beautifully restored property of Pepau is situated in the lovely countryside of the Lot et Garonne in the South west of France, with wonderful views across rolling hills and the surrounding valley. From the swimming pool you can really relax and enjoy the tranquil view. Although the house is set in quiet private grounds, it is only a short distance to the village of Cancon, with shops, bakers and a restaurant and a weekly market on Monday mornings. It is also only a 40 minute drive south of Bergerac.
It is ideally situated for the golf enthusiasts with a 18 hole course only a short drive away. For sightseeing there is the wonderful medieval bastide towns of Monfanquin, Montpazier, Begerac which are well worth a visit and also the Chateuau Biron. The accommodation is to a very high standard of quality and ambience. From the entrance hall is the sitting/dining room and conservatory with large windows enabling you tosee out to the stunning views. The sitting room has comfortable sofa’s, SKY TV (free view), DVD player and a HI Fi Player. The raised dining area has a large table and chairs and there is also another area in the conservatory to dine or enjoy your breakfast.
The kitchen is well equipped with a large electric oven, and gas hob 6 rings), dishwasher, large American style fridge/freezer, coffee machine,kettle, microwave and plenty of crockery and kitchen utensils. There is a washing machine in a utility area in one of the bathrooms. The main bedroom (1) is located on the ground floor, and as well as a king-size bed, en-suite bathroom, complete with bath, shower and WC there is a separate dressing area. Bedroom (2) has a double bed, also with en-suite Bathroom with bath and shower attachment and a WC. There is also a family Bathroom, with Bath, hand basin and WC and a utility area. From the bedroom there is a separate door to the garden and outside patio area. Upstairs there is a mezzanine area and two further bedrooms, Bedroom (3) has a small double bed and Bedroom (4) has a single cabin bed. The bedding is Duvets with English pillows. Outside there is a patio directly outside the kitchen, which is ideal for al fresco dining and there is a large lawned area to the front of the house, for table tennis, badminton and boules. There is a well at the front of the house which is very deep and a fish pond, but please do not to overfeed the fish. Due to this and other hazards this property is not suitable for children under 12 years old. In the garden behind the house is the swimming pool (this can be heated at an additional charge) in a secluded setting with uninterrupted views of the valley. Whilst an ideal area for sunbathing on the decking, there is also a pool house with plenty of shade and a fridge for those cool beers and wine! The house and surrounding grounds are set within gated walls for total privacy.
Linen is included but please bring your swimming pool towels and there is a telephone for local calls so for other use it is advisable to bring your mobiles. No smoking at this property please.
