Martel is a recently converted Quercy stone farmhouse set in the rural countryside of the Lot et Garonne in South West France. It is about 6kms from Penne d’ Agenais, which is a most attractive hillside restored village with lovely views over the Lot river. It has several cafes and good restaurants. It is an interesting tourist village because it used to have a castle built by Richard Coeur de Lion and has an interesting basilica. It is also situated near to Villeneuve-sur-Lot which was founded in 1264, and still has many small streets and half-timbered buildings in the shopping pedestrian area and market square. There is also a good 18 hole golf course to the north near Cancon The house is French owned and has air conditioning. The accommodation consists of a conservatory leading into the Kitchen/ dining and sitting room. The sitting room area has a fireplace, comfortable seating, French TV and a bar. In the dining area is a large table and chairs and bench seating (there is also a summer kitchen outside with further dining, Al fresco). The kitchen is well equipped with a gas hob, electric oven, kettle, microwave, coffee machine, large American fridge/freezer and a dishwasher. There is a shower room with shower and basin and a small bedroom (1) with a single bunk bed and wardrobe underneath. Upstairs there are 3 bedrooms, Bedroom (2) has a 4ft bed (suitable for 1 person), bedroom (3) is a child’s bedroom with a single bed and bedroom (4) has a double bed. There is a shower room with a power shower, double basin and WC. There is also a lower level to the house which has a large utility room with top loading washing machine, tumble dryer and an additional fridge. There is another shower room and WC. There is a games room with a table football game and an exercise bike. From here there is also an additional bedroom with a small double bed. Linen is included but please bring your swimming pool towels and there is a telephone for local calls so it is advisable to bring your mobiles. No smoking at this property please. Outside the kitchen is a terrace area and beside the house is a summer kitchen with a stone BBQ, gas ring, sink and fridge and bar and a covered terrace, with table and chairs. There is a private entrance to the house which has a large grassed garden with views over the countryside and a 11m x 5m swimming pool with roman steps and plenty of garden furniture.
