This pretty stone cottage is situated in peaceful rural rolling countryside near to the historical villages of Penne d’Agenais, which is a few kilometers south-east of Villeneuve – sur -Lot, and Beauville, a typical French village of this region, with an arcaded square popular with the locals to play boules. Under the arcades are shops and cafes. The cottage is behind a barn in the grounds of the main house (attached to the other side of the barn). It is not overlooked from the main house. The gates to the cottage are off a communal parking area, and has its own entrance on the opposite side to the main house. Behind the cottage and the parking area is a private, separate, spacious garden area with a boules court, giving wonderful views over the valley.
The main house is lived in by the retired English owners and their dog, who fully appreciate the tenants need for privacy and likewise tenants in the cottage are asked to respect the owners’ privacy. A path leads across the cottage garden to a gate beside the kitchen of the main house and then steps lead down to the swimming pool. The owners are keen to be able to use the pool but will endeavour to do so when the tenants of the cottage are away from the property. The owners also have several grandchildren and, when they are in France, there is a risk that they might be seen and heard on occasions! The accommodation in the cottage is all on one level. From the entrance there is a delightful sitting room, with a beamed ceiling and open fireplace. There are comfortable chairs and a TV for watching video’s. There is a kitchen/dining room, with doors opening out to the front terrace area, ideal for enjoying breakfast outside. The kitchen has a gas hob, combination oven/microwave, kettle, fridge and toaster. There is a washing machine in the small attached barn next door.
There are 2 bedrooms, bedroom 1 has a 5ft bed, with English pillows and duvet and bedroom 2 has twin beds with integral wardrobes. Between the 2 bedrooms is the bathroom with bath, bidet, shower, basin and a separate WC. Linen is included but please bring your swimming pool towels. There is no telephone so please bring your mobile phones.
Situated in 42 acres of garden, meadow and a lake, it is perfect for those who enjoy walking and the countryside, good food and wine, or just lazing in the sun by the swimming pool. The 11m x 5m swimming pool has a curved integral steps, a solar powered shower and a pool house with kitchen, again with wonderful views across a picturesque valley. For the energetic there is ping pong and a boules court.
