A RESTORED OLD QUERCY STONE HOUSE

A lovely fully renovated and restored old Quercy stone house set on the edge of a small hamlet. The property has 7 Bedrooms (2 in Pigeonnier), 5 Bath/Shower rooms, a large Sejour (Kitchen, Dining areas), Sitting room, Study, raised Terrace, Excellent Cellars with Wine store and a large Office plus other rooms. The property is a few minutes from the market town of Montaigu de Quercy and the lovely Bastide, Lauzerte. A small country road leads though farmland to a small hamlet. The property is the last house in a hamlet where the road ends. There is a long track leading down from the property, which offers the possibility of creating a private entrance. There is a large gravelled driveway or Courtyard with access to the open parking at the side of the large Barn.

The House

Old Quercy stone steps lead from the driveway to a stone terrace (12' x 10') and the front door.

Inside there is a large attractive Sejour (overall 50' x 22') with high ceilings and old beams. To one end is the fitted Kitchen area (25' x 22') with a large island unit and fireplace with woodburner.

In the centre part of the Sejour is the Hall/staircase to three bedrooms and to the right is the Sitting area (19' x 22') with a further fireplace with woodburner.

Ahead from the hall area is the Dining room (22' x 20'), which has a lovely old open fireplace, beams, high ceiling and space for further sitting. Double doors have been created overlooking the garden and the valley below where the owners had planned to build a balcony.

Off the Kitchen area is a Cloakroom and a further room (22' x 13'), which has access through to the Dining room. A staircase could be built in this area down to the accommodation below. At the other end off the Sitting area there is access out to a raised wood terrace (25' x 17') built on the side of the house sheltered by a large Cedar tree and with views over the drive and down over the valley below.

The Pigeonnier

Two floors of this traditional stone building (each floor is 11' x 11') have been converted into Bedroom 6 with Bedroom 7 above with a ceiling up into the old pigeon loft and reached by ladder stairs. There is a storage room below.

The Barn Beside the entrance to the property is a magnificent barn. It has an open roofed area of 40' x 16' and there is a large side area (66' x 12'). Large barn doors lead into the main barn area, which has a concrete floor and is 50' x 42' overall with part up to the high roof and part (the old animal feeding area) giving further storage/workshop. There is a further room within the barn.

At the back of the barn is an Office (19' x 17'), WC off and a door out to a parking area. Outside Attached to one side of the house is a small building with two rooms - one is currently a ping pong room (19' x 10') and the other storage (10' x 9').

To the west, there is a large gravel entrance drive, the Pigeonnier, the raised wood terrace and the Swimming Pool area. The pool is 12 x 6 metres with a Roman end and there is an excellent paved 'plage' area as well as grass. There is a small building at one corner of the area, which houses the pool equipment and has a covered area to avoid the sun. The pool area is gated and partially walled.

The land mostly sweeps to one side of the main house, though the well wooded slopes to the south belong to the property. A track leads from the top of the parking area down beside a large field. This track then slopes down through woods owned on both sides to a second field in a valley and on to a small public lane. This track can be driven along and could be transformed into a private drive to the house thereby avoiding driving through the hamlet to the west of the property.
