A charming attractive home
A most attractive renovated
Quercy stone home with glorious views. The
house has 3 Bedrooms, Sitting room, Kitchen
and covered terrace
overlooking the lovely views, Bathroom,
Shower room, Attic with good head height and
several excellent Cellars. Oil fired Central Heating. The property is on the
edge of a plateau with areas of flat gardens, hedging and Swimming Pool with
more land and trees down towards the valley below. There are two stone Barns
both offering considerable scope for conversion (subject to planning
permission) – one incorporating covered car parking, workshop and storage
and the other being one large space for indoor games or other use.
Overall the property is set in about 1.6 acres (6,400sqm).
The House
From the parking area is a path leading to a terrace to one side of the
house. Part of this terrace is covered with an auvent off the kitchen. The
front door leads into the spacious beamed Sitting room (20’ x 19’), which
has an arched recess containing an old stone Evier (sink) that is typical of
the region. There is a door to the garden. The fully fitted beamed Kitchen
(19’ x 13’) has two south facing windows overlooking the valley below and
has glorious views. A door leads out to the part of the terrace which is
partly covered (16’ x 10’) and also overlooks the valley.
Off the Sitting room is a guest Bedroom (20’ x 8’), which is currently used
as a music room/study. This has a door out to the garden. Another door leads
into the Bathroom (11’ x 11) with Bath, WC, Basin and plumbing for a washing
machine. The Bathroom also has the same wonderful views!
Bedroom 2 (17’ x 11’) is reached through a door cut into the old thick stone
wall and leads through to the ‘L’ shaped Master Bedroom (overall including
the shower room 19’ x 16’), which also has separate access from the garden.
The most attractive split-level room has a high ceiling into the beamed roof
and was created from the old Bread Oven room. There are exposed stone walls.
The lower part has a study area and seating with lovely views. The raised
part is used as the Bedroom area from which is a door to the garden and pool
area beyond. To one side is a Shower room (10’ x 5’) with shower, basin and
WC.
Above much of the house are large Attics (overall 71sqm) with good head
heights offering potential for conversion should further accommodation be
required.
Below the house, reached from the lower area of garden are several Cellars.
The main Cellar (19’ x 13’) was originally hewn out of the rock on which the
house was built. It has a cement floor and access through to a useful Wine
Cellar (7’ x 7’). The second earth floored Cellar (19’ x 16’) houses the
boiler and oil storage. There is a further Cellar (10’ x 10’).
Outside
The
house is surrounded by its own land. Behind and to the east side are two
excellent Barns. In front the land slopes down towards the valley and to the
west there are lawned gardens leading across to the Swimming Pool area. The
pool area is screened by mature hedging on three sides with views over the
garden and valley on the fourth. The Swimming Pool is 10 x 5 metres with
Roman steps and is surrounded by wide sun bathing terracing. The Pool
equipment is housed near the house in a sealed old Well.
To the north behind the house is a Barn incorporating the covered Parking.
At one end in the old cow milking area (27’ x 21’) is a workshop. A door
leads into the main area of this barn – the full height area (27’ x 17’)
sloping up to large double doors and out to the covered Car Parking area in
addition to a raised area (27’ x 21’ above the Workshop).
To the east of the house is a separate old stone Barn (overall 36’ x 33’)
with the same lovely views and tremendous potential for conversion or for
use as a large indoor games room etc. This has a rubble floor and is one
large open space with two entrances. There are grassed areas on two sides.
Both Barns have been recently re-roofed. The land extends around the house
and barns and totals some 1.6 acres (6,418sqm).
