The House
The House is built from Quercy stone and has been constructed, fitted and
finished to an extremely high standard. The design, the features and the
finishing touches draw from the 25 years of property renovation experience
that the owner has accumulated in Devon and South West France.
The house has oil fired central heating with cast iron antique design
radiators and high density thermal insulation for optimum heating
efficiency. The floors in the property are constructed from solid oak
boarding unless otherwise stated.
The living accommodation is situated on the Upper Ground Floor and access is
gained via a flight of stone steps and an ornately decorated oak door at the
side of the house. To the right of the entrance hall is a cloakroom area and
separate WC and washbasin. To the left lies a well proportioned utility room
– all with "Tomette" tile floors.
The Sitting, dining and kitchen accommodation are open plan and occupy the
majority of the Upper Ground Floor. The exposed roof timbers and oak beams
in combination with a large stone pillared fireplace and solid oak floor
boards create a warm traditional character. The layout of the 80m2 of living
accommodation is designed to provide for relaxed living and entertaining.
The space is full of natural light and the elevated position allows
excellent views of the pool and the surrounding countryside. A large sun
deck balcony is accessed through double French doors from the lounge. The
sun deck is surrounded by wrought iron railings and can accommodate a large
table with chairs and sun loungers.
A door from the lounge leads into the Master Bedroom Suite incorporating a
luxury bathroom with circular bath; vanity unit and W.C. Wrought iron railed
French doors provide the 19m2 room with views of the stone-edged front lawn
and the fields beyond and two large windows allow for uninterrupted views to
the side of the property. The windows have oak beam lintels and the room has
exposed oak beams.
An oak staircase leads from the living accommodation down to a landing,
which has a French door out to the rear terrace and the pool at the rear of
the property. The oak staircase continues down to a spacious tile-floored
hallway on the Ground Floor. The Ground Floor comprises three large bedrooms
(two of which enjoy ensuite shower rooms); a study; a family bathroom;
separate W.C. and a separate shower room. The rustic character of the
property is carried throughout the Ground Floor by exposed oak beams and oak
lintels above the windows and doorways.
Bedroom One lies at the end of the hallway and is 23.5m2. It enjoys
uninterrupted views to the front and side of the property. Double French
doors lead out on to a walled terrace at the front of the property. Bedroom
One contains a vanity unit and a separate ensuite with a shower and WC.
Bedroom Two is 20m2 and lies off the center of the hallway. It enjoys views
of the front lawn and the fields beyond. Access to the front terrace is once
again gained through a set of double French doors which open out opposite
terracotta steps which, in turn, lead up to the front lawn.
Bedroom Three is 17m2 and is positioned off the hallway to the right of the
oak staircase. It contains a vanity unit and a separate ensuite with a
shower and WC. A further set of French doors lead out onto the stone-walled
terrace at the front of the property.
A large study / bedroom is situated at the rear of the property on the
Ground Floor. The room enjoys views of the swimming pool, orchard and fields
beyond.
A family bathroom is situated opposite Bedroom Two. The bathroom contains a
bath and vanity unit. The bathroom is tiled to three quarter height and the
tiling is finished with a tastefully decorated raised freeze. A separate W.C.
and a separate shower room are located next to the family bathroom.
