A lovely country house
A lovely country house with
nearly 15 hectares in exceptional setting with views down a valley and the
surrounding hillsides.
The
recently renovated main house has 4 Bedrooms, Bathroom, Shower room,
Cloakroom, large Sitting room, Study, Kitchen, Utility room and excellent
Cellars. There is a separate Quercy Pigeonnier (Sitting room, Bedroom and

amidst lovely farmland, woods, hills and valleys. Its private drive winds
uphill between its fields to a parking area beside and behind the house.
The House
From
the parking area beside the large barn (also used for covered parking) is a
path leading down to a pretty garden. The front door is under a large
covered terrace (auvent 25 x 13). One door leads into a Hallway off which
is a WC, stairs and an entrance into the Sitting room.
Another door leads into the newly refitted Kitchen (19 x 13). At the far
end is a useful larder/store room (10 x 13). A door from the kitchen leads
into the Sitting room (overall 40 x 19 reducing to 13) at one end is
the Sitting area in the centre is the Dining area and there is a small
second Sitting area with an open fireplace. This is a light room with
windows facing east and south. A door leads through to the Study (17 x 16)
with windows to the south and west. There is a wall cupboard with nice old
wood doors.
Off the Sitting room is the Hall with WC and stairs up to a good Landing off
which are the 4 Bedrooms, Shower room and Bathroom. Two Bedrooms (11 x 10
and 12 x 11) both with good fitted cupboards are on each side of the
bathroom (7 x 7) with bath, shower attachment, basin and WC. There is a
large Bedroom (

The Pigeonnier
A
few yards from the main house across the garden is a lovely Pigeonnier. This
has three floors (each of 13 x 11). The lower part is a storage room with
hot water equipment, in the middle (reached from an upper level of ground
from the parking area) is a Sitting/Eating/Cooking area and above up
circular wood stairs is a Bedroom with a Shower room with WC. Above that is
a pigeon loft.
The Gites
Stone
steps lead down from the Auvent and the main house to a separate parking
area (with access to the main drive) and to two well modernised Gites. The
building is itself relatively modern though it was built as additional
stabling for horses. The first has two Bedrooms (10 x 10 & 13 x 10), a
Bathroom with bath, shower attachment, basin and WC, a Sitting area and a
Kitchen/Dining area (up two steps). The second is almost the same but with
the addition of a third single Bedroom (10 x 7). Both have sliding glass
doors out to terraces overlooking fields and countryside and both have
underfloor heating.
The Barn
Beside
the main parking area is the Barn with at the front a large overhanging roof
or auvent (41 x 17). The main part of the barn has well constructed
stables on both sides with a wide gangway (in which cars can be parked). To
the left there are three loose boxes and a storage area (44 x 11), the
centre totals 44 x 10 and to the right there are four boxes (44 x 11)
the individual boxes average some 11 x 11. To the side of the barn is a
large Storage or Workshop (44 x 11). Above the left boxes reached by a
door in the upper level side of the barn is an office/bedoom (18 x 13)
with a plate glass front overlooking the stables below.
Outside
Away from the main house, Pigeonnier and Gites and set well away behind the
barn is the games area and the Swimming Pool. There is good space for Boules
and a Childrens play area leading to a small building beside the pool. This
building has been converted into an excellent fully equipped Summer Kitchen
(12 x 11) and a changing room with a Shower and WC. A roof has been
extended to give a superb sun shaded area (22 x 15) overlooking the pool
and under which the present owners have several tables and chairs.
In addition there is a further room to one side housing the pool equipment
and there is a shower by the pool. The Swimming Pool has integral steps into
the shallow end, has a maximum depth of 1m 90cm and is surrounded by a tiled
plage. The pool is about 12m x 6m and can be heated.
There is a Spring, which appears to flow throughout the year and which has
in the past been used for supplying water to horses in the lower fields.
The land surrounds the house sloping away to a small stream and down to a
small country road to the south. Further fields slope up the hill behind the
house to woods at the top. In addition there is a circular training ring.
