stone farmhouse

increasingly rare Quercy stone farmhouse with potential but requiring
sensitive renovation.
The property is habitable and could be upgraded to
create a lovely home or holiday cottage. Living room

most of the house. Stone Barn and other outbuildings including one converted
room. There are about 5 Hectares (12½ acres) of fields and mature woods.
Peaceful and quiet but not isolated.
The property is reached along quiet country roads and a stone track. The
track (of local stone) is a public right of way though it after the house it
becomes unsuitable for smart cars and is clearly little used except perhaps
by local farmers.
It is a few kilometres from a Bastide village. Toulouse
International Airport is about 1 ½ hours away whereas Bergerac is less than
1 hour as is the TGV railway station at Agen.
The track leading to the house
crosses part of the land and there is a private drive to parking area, the
house and the outbuildings.
The House
A few steps lead onto a covered terrace and the front door. The beamed (new
beams) Sejour (30’ x 16’ Sitting/Dining/Kitchen) has a lovely open fireplace
with a woodburning stove. At one end the Kitchen area is separated by units
from the rest of the room. Electric heating.
A door at the other end leads
to a room used for storage/laundry (16’ x 10’) from which there are open
ladder steps to an Attic storage area with reasonable head height in the
centre.
There are two Bedrooms and a Bathroom off this room.
Bedroom 1 is
16’ x 8’, Bedroom 2 is 14’ x 8’ and the Bathroom
(11’ x 8’) with bath,
shower and 2 basins. There is a separate WC,
From the Sejour are stairs down to Bedroom 3 (14’ x 11’), which has a basin
and which was created out of the adjoining Cellars. Access to the Cellars is
from an external door below the Sejour. The Cellars are divided into 2 parts
– the first part (16’ x 16’) has good ceiling
height – the second (16’ 17’)
has a lower Ceiling.
The Barn
The barn (overall 33’ x 31’) is divided into two parts both of which are 33’
x 15’. Attached to the back is a further covered area and there are kennels
on one side. The barn is close to some old Piggeries (overall 32’ x 8’).

The Land
The land totalling just in excess of 5 Hectares (some 12½ acres) surrounds
the house. To one side there are mature local oak trees. Opposite, across
the public access, is a fenced field and treed. In front of the house is an
attractive garden with trees and hedges and there are large relatively flat
fields behind and on the side of the house.
