House and cottage

A superb converted historic Watchtower

A superb converted historic Watchtower with magnificent views along a lovely wide valley. In all it has 4 Bedrooms, large Sitting room and (below) Kitchen/Dining room both with access to the garden, attractive covered terrace, superb Barn and nearly 2 Hectares (or 4½ acres). There are 4 Bedrooms and 2 Bath/Shower rooms (3 bedrooms in the main house and Bedroom and in a close-by Cottage). Swimming Pool with glorious views over the house, garden and valley below. Well, Cellar, separate drive to barn and attractive gardens and woods. In very good order.

The property is situated in a quiet rural location. It is reached along small country roads off which is a track up to the Barn area and a private drive up to a parking beside the house. It is about 1 hour from Toulouse International Airport, less to the TGV railway station at Agen and only a few minutes drive from a market town with shops, restaurant etc.

The House

The front door leads into a Hall with a Cloakroom off. To the left are the bedrooms, ahead is a back door out to a beautiful covered terrace and the garden and left is the lovely square Sitting room in the oldest part of the house, which used to be part of an old Watchtower (when there was a further level above). There is an attractive open fireplace, high ceilings, exposed stone walls and old beams as well as glorious views over the valley below. This room retains several ancient features.

Stairs lead down to the Kitchen separated from the Dining room by upright beams. This room has a friendly lower ceiling but also has the wonderful views that the Sitting room above has. The Kitchen is fully fitted with attractive units. A door leads out below the covered terrace above into the garden, a small terrace and the Maison d’Ami with Cellar/Worksop (15’ x 10’) with low access and ceiling below half of it. The Covered Terrace runs along the side of the house overlooking the garden and the valley view to the south.

Off the Hall is a short corridor to three Bedrooms (two with sloping ceilings) and a Bathroom. A few yards from the main house across part of the garden is the Maison d’Ami. This has recently been converted into an attractive guest Bedroom (16’ x 17’) with exposed stone walls, large doors out to the garden and with a door through to a Shower room with basin and WC (8’ x 12’). A second door from the garden leads into a Kitchinette (8’ x 12’), which has a separate door into the Shower room.

Outside

Across the garden is a large attractive old stone Barn with electricity and water. At one end is a second large open side covered area. At the rear of the Barn is a track down to the road. The land sweeps backwards from the Barn with the same views to ones right and a hillside to the left. This land is partially used as a vegetable garden and there are some lovely gentle walks.

A new Swimming Pool has been built on an area of garden above the house reached by steps up from the garden. The Pool is 11 x 5 metres with internal Roman steps surrounded by a tiled ‘plage’. It has been built to offer fantastic long valley and hillside views over the roof of the house. There is a new Summer House (8’ x 8’) and a private lane running down to the side of the Barn.
