A most attractive Quercy stone farmhouse, built over 250 years ago, with 7 bedrooms and 7 bath/shower rooms set in 6 acres of lawns, meadows and woodland – plus 9 acres of tenanted farmland. One of the bedrooms is separate from but attached to the main house offering independent accommodation. In addition to the good family kitchen, there is a dining room, a sitting room and a large beamed family room. The property has a large barn, swimming pool, boules court and a further barn for further conversion attached to one side of the house.

The property is approached off a departmental road along a ‘chemin rurale’ or stone track. This track crosses a field, which is included in the price though is farmed under a tenancy by a local farmer, and from which a private drive runs down to a courtyard and parking area in front of the house itself. This field rises gently up from the beside the road and then falls away again down to the actual house so that only the roof of the house is visible from the road and there is very little road noise. The property is about 1 hour’s drive from Toulouse International Airport and about 40 minutes from Agen TGV railway station. The house lies in peaceful pretty countyside.

The House

The front door leads off the courtyard into a Hall/Sitting room (18’ x 13’) with exposed beams and an old ‘evier’ stone sink so typical of the Quercy area. From this room there are doors into the main Sitting room and to the Dining room. The main ‘L’ shaped Sitting room (22’ x 19’ then 26’) has an excellent high ceiling into the roof with exposed beams. There are three large double glazed windows. The Dining room (15’ x 15’) has a tiled floor, beams and a good fireplace with woodburning stove and incorporates the open tread wood staircase to the bedroom floor.

From the Dining room there is access to the large family Kitchen (19’ x 16’). This has a tiled floor, exposed beams and retains an exposed stone wall to one end. There are two stone ‘eviers’ and double sink.

A second door leads down one step from the kitchen to a small office and an apartment (19’ x 19’ overall), incorporating a sitting area, Bedroom, double doors to the courtyard, good fitted cupboards, bathroom (Bath, basin and WC). There is also a useful walk-in cupboard.

Attached to the main Sitting room is a converted one bedroom apartment (22’ x 9’) incorporating a bedroom and a kitchen/dining area. There is, in addition, a Shower room with shower, basin and WC.

On the opposite side of the courtyard, attached to the downstairs apartment, is a barn (30’ x 30’) in need of roof repair – ideal for conversion into further accommodation if required.

Outside

Across the drive is a marvellous large Barn (64’ x 47’) at present used for storage and parking for several cars. Beside this barn is a large lawned area and a barbecue summer terrace adjoining the Swimming Pool (12 x 6 metres) with Roman End. There is also a Boules Court near the Pool and a small orchard has been planted.

The house is situated close to the center of the property. To one side is a 9 acre field leased to a local farmer.
