It is under 2 hours drive from Toulouse and Bordeaux
International Airports, less than an hour from Bergerac Airport and the TGV
railway stations at Agen. The attractive Bastide town of Montflanquin is a
few minutes drive away.
The House
There is a front door on the drive side of the house as well as off the
Courtyard. Both lead into the main Sitting/Dining room (22’ x 18’) off which
is the integrated Kitchen area (10’ x 8’).
The Sejour has a wealth of beams, exposed stone walls,
ceiling high into the roof and a fireplace with Woodburning stove.
The Kitchen area (reached through swing half doors has
an American style bar into the Sejour. It is fitted with new units, gas and
electric hob, Fridge, Dishwasher, and so on.
Off the Sejour is a Bedroom (16’ x 13’ currently used as a Study) and stairs
up to a Mezzanine Bedroom (16’ x 12’) both having old beams. On the other
side of the Sejour is an Inner Hall with a large range of cupboards. The
Master Bedroom (14’ x 11’) is south facing. The Bathroom (10’ x 10’) is also
off this inner hall with Shower, Bath, Bidet and Basin. There is a separate
WC. A further door off the inner hall leads into a large Laundry room and

Pigeonnier (wine store in an old Bread Oven plus the tower above) Apart from
double garage doors out to the drive, there is a door back to the Courtyard.
Across
the Courtyard is a Maison d’Ami built in the second Pigeonnier. Upstairs
(external steps) is the 4th Bedroom (13’ x 10’) with a terrace overlooking
the Courtyard. Internal stairs lead down to a Shower room with Bidet, Basin
and WC. Attached to the Maison d’Ami is an open barn (23’ x 19’) used for
car parking and a BBQ area with a door out to gardens woodstore and the back
drive. This in turn is attached to the Barn that also attaches to the House.
This Barn has two areas and high roof (28’ x 27’ and 28’ x 16’) and has
openings onto the Courtyard and the back drive. The oil store and central
heating boiler are in this Barn.
Outside
The gardens and land (totalling some 3 hectares (7½ acres) are largely laid
to lawns surrounding the house and buildings with several newly planted
trees. There is a further modern garage at the entrance to the Courtyard.
There is a Well. The Swimming Pool (10 x 5m) is on one side of the Courtyard
beside the Maison d’Ami. The Pool is covered.
