House and cottage

A lovely hilltop property

A lovely hilltop property in excellent structural and decorative condition with excellent views along a wide valley on the edge of a small hamlet. The house has 3 bedrooms, 2 shower rooms, kitchen, large sitting room with terrace, a study above the sejour, a second sitting room, attics and cellars, with space for further conversion.

There is a good flat garden and a barn/garage/workshop to the rear and a terraced garden below, in all totalling about ½ Hectare (1.25 acres). Oil Central Heating.

The property is approached up a small country road from the valley and through the hamlet of about 10 houses through electric gates into a private drive and parking area. It is about an hour from Toulouse International Airport and the TGV railway station at Agen.

The House

The main entrance leads into a spacious modernised Kitchen/Dining room (20’ x 16’), with beams, tiled floor and an old fireplace. This has, in common with all the rooms in the house, glorious views down a beautiful valley. The Kitchen area has attractive new fitted units. Off the Kitchen is a family Sitting/TV room (20’ x 10’) with windows at both ends. Above these rooms is a useful attic above (standing height in the centre).

A second door from the Kitchen leads into the high ceilinged (into the roof) Sitting room (48’ at widest x 24’), which was originally built to join together two older stone farmhouses. It has a fully insulated roof with exposed beams. There are French windows on both sides with two leading onto a covered terrace and two onto the garden. The covered terrace (36’ x 7’) has steps down to the terraced gardens and this has the same lovely open views over the valley and hillside. Stairs lead up to a Study behind the unusual open fireplace.

A short corridor leads to the Shower room with Bidet and Basin with a separate WC and on through a door to Bedroom 3 (15’ x15’), Bedroom 2 (18’ x 15’) with an old stone ‘evier’ and access by an extendable ladder to good insulated roof space (40’ x 18’) with full standing room in the centre. At the end is Bedroom 3 (18’ x 12’). These rooms all have windows facing south with views over the garden and down the valley. It would be relatively easy to knock through from bedroom 3 into a further covered area built onto the side of the house.

Beside the Kitchen entrance door are steps leading down to a shower/WC/washing machine room and two excellent storage rooms or cellars below the Kitchen.

Outside

There is an open fronted barn (27’ x 12’) attached to the far end of the house (bread oven and an old prune drying room), which attaches to Bedroom 3.

The main barn (36’ x 21’) is on the flat side of the garden with a garage and workshop attached.

Behind the house, there are lawns, flowerbeds, several fruit trees, space for a swimming pool and a Kitchen garden and below there are terraced lawned gardens falling away from the house with many trees.

Oil fired Central Heating, drainage to two septic tanks, mains water and electricity. The whole house has been modernised retaining the original beams but with new floors and appears to be in generally excellent order
