An attractive small Chateau
An attractive small Chateau
with twin Pigeonniers surrounded by its own fields and woods of 17 hectares
(about 40 acres) set in pretty countryside a few minutes south of the Lot
River, close to the border with department of the Lot and the Cahors wine
growing region.
The house, which has been fully renovated, has 6 Bedrooms and 4 Bathrooms
(some 310sqm plus cellars of 130 sqm half for wine and half with good head
heights). Many exposed timbers and old beams. Oil fired Central Heating.
There is a good Barn (overall 200sqm) part of which has been converted into
separate accommodation (requiring upgrade) with 3 Bedrooms and 2 Shower
rooms. At the end of the Barn is an old Chai (good walls but without a
roof).
There
is a 12 x 6 metre Swimming Pool with Roman steps, a Boules area and a fun
private fun golf course.
The property is reached from the Bastide village of Tournon dAgenais along
local roads off which is a tarmac lane over a neighbouring farm leading to
the stone drive. This drive winds past a farm through oak woods down to the
House. In front and to one side is excellent parking. It is about 1½ hours
drive from Toulouse International Airport, less than 1 hour from Bergerac
Airport and 2 hours from Bordeaux. The TGV railway is about 45 minutes drive
at Agen. There is local shopping at Tournon dAgenais (6 minutes) and
excellent shopping (including a large French market on Thursday mornings and
several supermarkets) at Fumel on the Lot River.
The House
Stone steps lead up to a terrace (49 x 8) along the front of the house and
the front door. Inside is a large L shaped Sejour (47 x 16 plus 16 x
13 some 100sqm) with a Sitting area at one end and a large open fireplace,
a Dining area and a second TV Sitting area. In one of the Pigeonniers is the
fully equipped fitted Kitchen (14 x 14) with glazed doors out to the
terrace. In the other is a room currently used as a Study (11 x 10). At
the back of the house is a Cloakroom, the Main Bedroom (16 x 13) and
Bathroom with Bath and separate Shower (10 x 10) with good fitted
cupboards in a private corridor. Stairs to the Cellars.
From the TV Sitting area the main staircase leads up to the other Bedrooms.
The landing overlooks the TV Sitting area, which is open into the roof high
above. Bedroom 2 (16 x 14) has a fitted cupboard and an en-suite Bathroom
(11 x 10) in the Pigeonnier. Bedroom 3 (14 x 11) is over the front door.
Bedroom 4 (11 x 10) is currently used as a Dressing room. Opposite
bedrooms 3 & 4 is a family Bathroom (10 x 10) with bath, WC and separate
Shower.
In the other Pigeonnier is the main Guest Bedroom (13 x 11) with an
en-suite Bathroom (7 x 7). Bedroom 6 (17 x 13) is at the back of the
house beside the family Bathroom.
The Cellars (overall 125sqm) are divided into a useful area for storage,
boiler room & workshop (22 x 16) with double doors out to the side parking
area.
There is also an earth floored Cellar (43 x 14) under the whole of the
front of the house plus a further area (14 x 14) under the Kitchen in the
Pigeoonier.
There is also a Cellar (11 x
10) under the Study Pigeonnier though access is only from the terrace in
front of the house.
The Barn Cottage
Across the driveway, raised up from the drive, is the Swimming Pool area. To
one side of this is a large open sided covered terrace (overall 31 x 13
all but 10 of the width being covered) with a built in BBQ. A glazed door
(the whole of the wall at the back of the terrace is glass) leads down a few
steps into the Sejour (28 x 13 reducing last 10 to a width of 7 in the
Kitchen area), which has a high ceiling into the roof. At one end is a
Sitting area (though this has been used as offices by the present owners)
and there is space for a breakfast table between this and the Kitchen area.
There is a Shower room with WC (5 x 7 plus shower unit) to one side of the
Kitchen. Off the Sitting area is a door into Bedroom 1 (13 x 10), which is
currently used as an office and from which are large double glass doors onto
the side parking. Two steps below the Sejour is an inner Hallway (10 x 7)
off which is Bedroom 2 (14 x 13), a Shower room (7 x 7) and a separate
WC. A short corridor leads to an access door into the Barn and to a
staircase up to Bedroom 3 (16 x 13) in the roof. Improvements to the wall
between the barn and the cottage are required.
The Barn
Large doors lead into the Barn. To the left beside the cottage, which was
constructed into one end of the barn, is a raised storage area (13 x 11).
The centre part (35 x 9) is full height into the renovated roof. Beside
this is a two level area (both are 35 x 16) above being flat storage and
below being a workshop and mowing machine parking area. Overall (including
the cottage area) the barn totals 56 x 35 or approx 200sqm. Attached to
the Barn is an old Chai (35 x 17), which has an arched entrance from the
lower parking area. This has good stone walls but no roof.
Outside
The Swimming Pool is 12 x 6 metres with Roman steps. It has a stone plage
around with areas of grass on two sides. The stone plage extends on one
side to the covered terrace and the cottage. Behind the house is an area now
adapted to create a large Boules court. To the East of the house is an old
Well, an old Orchard and an area of garden. Otherwise the land surrounds the
house on all sides. Apart from the woods through which the drive reaches the
house, there are large oak woods on the boundaries of the property. The golf
course is fun rather than professional there are no bunkers or really
greens to speak of!
Through the woods on the eastern boundary, there is an old disused track,
which belongs to the property and could lead eventually out to a public road
if required. Apart from the traditional oak woods of the region, there are
many other trees included a mature ash and walnut. Overall 17 hectares
divided into approx. 11½ hectares of grass and 5½ hectares of woods.
