1820)
A Maison de Maitre (built circa 1820) with 60 hectares (150 acres) of
farmland. The house is on three levels with high ceilings and has been
partly renovated by it's French owners. It has 12 rooms on the ground and
first floors and a huge attic with splendid beams and head height. Each
floor is 17 x 16 metres making an overall area of over 800sqm or approx.
8,000sq feet. There are substantial barns in good order and a lovely old
Pigeonnier.
The property stands away from and above a small country road leading to a
village with local shops. It is 1½ hours from Toulouse Airport and some 45
minutes from the TGV railway station at Agen. It is approached off an even
smaller road leading into the farmyard where there is a large gravelled
parking area to one side of the house. The land, which is gentle rolling
fields, stretches to either side and behind the property.
The House
There is a splendid staircase, which rises up to the front door from both
sides of the house. Inside there is a long hallway (36' x 7') off which is
the Sitting room (22' x 16') with a large open fireplace, evier (old stone
sink) and two built-in cupboards.
This is a light room with large south and
east facing windows. From this room, there are doors to a small room (8' x
6') and to a further room (30' x 15'). Also off the hall are the following
rooms (12' x 10'), (20' x 12'), (15' x 15') with a fireplace, (20' x 15') as
well as access to stairs leading to the attic. The attic (48' x 45') has
wonderful beams and good head height throughout and offers excellent
potential for additional accommodation.
Downstairs there is a lovely old stone floor in the less converted part of
the building. There is good ceiling height throughout. To one side is a
Sejour/Sitting room (25' x 15') with an open fireplace and old painted
beams. This leads into a woodstore (18' x 10'), which has an external door
and arched exit to the parking area. There is a 'Cave'/grain store (18' x
12') which is semi-arched and a further room with evier (20' x 15') leading
through to a large tractor garage/workshop (30' x 20') with double doors to
the yard behind.
The Buildings
The farm buildings include a 40m x 9m barn, an open fronted cattle barn of
30m x 24m (recently re-roofed), a 10m deep water store (there are also wells
in the fields), various other barn/buildings and a lovely large old
Pigeonnier (16' x 16') on 4 floors. Mains and well water, Mains electricity
etc.
The Land
The land totalling approximately 60 hectares (150 acres) is currently used
for cattle on gently sloping grass fields and some areas of trees..
